Home Buyers. Wow – this is a great time to buy a home. Here are some reasons I feel it is a great time to buy a home. 1. Interest rate are very low - the Federal Reserve has been taking steps to keep the rates lower than usual to encourage people to buy a home. If interest rates rise 1% on a $250,000 mortgage your monthly payment could go up a little over $200 per month. The interest rate benefit is huge. 2.The FHA has offered some of the most attractive financing with a min. down payment amount of 3.5% of the purchase price. Now there are rumors that amount will increased to 5% of the purchase price sometime this spring. If putting down 3.5% is a goal of yours you will need to move quickly - call me. 3. There is a large supply of homes on the market right now. When there is a large supply and low demand - prices drop. That makes a great time to buy a home. 4. Some buyers will order a structural inspection in order to learn exactly what they will be getting. Even if the buyers don't ask for an expert to look at the house, it is the seller's responsibility to disclose any known defects in the property.
